2011-12-20
Poznan and Wroclaw are the most saturated cities in Poland in terms of retail space with 480 m² per 1,000 inhabitants each, according to CB Richard Ellis (CBRE). Currently, Wroclaw has 506,000 m² of gross leasable area (GLA) in 18 shopping centres. In turn, the overall retail provision in Poznan has reached about 530,000 m² of GLA.
The largest schemes in Wroclaw are Park Handlowy Bielany at 84,200 m², followed by Magnolia at 74,000 m² and Auchan at 56,000 m². Over the next two years the amount of retail space in the city will expand by 18,000 m² through the new Sky Tower mall and the extension of Magnolia by 20,000 m², among others.
In Poznan, the largest existing projects are: Centrum Franowo at 57,000 m² followed by Galeria Malta at 54,000 m² and Stary Browar at 47,000 m².
In 2012, CBRE forecasts that 550,000-600,000 m² of GLA in shopping centres will be launched in Poland, and will be accompanied by a 3% increase in private consumption, of which 0.5% will be generated by Euro 2012. The euro exchange rate, in which lease rates are paid, will also influence tenants.
